Potato Wharf 3 and 4 management appointment

Livingcity Asset Management Ltd are delighted to have been appointed as managing agent to two stunning apartment buildings in Castlefield; Potato Wharf 3 and 4. Boasting 191 units across both blocks, this picturesque, canal-side development includes private terraces and balconies, electrical vehicle charging points, and the well-known colourful external frames, mirroring that of Potato Wharf 1 and 2. 

Our involvement with Potato Wharf commenced in 2006 when we advised our client, Lendlease Residential Limited, on the management strategy for the first 2 phases (Whitworth and Saville) which remain in our managed portfolio. We were delighted to be retained by Lendlease to prepare an indicative management strategy and service charge regime for Potato Wharf 3 & 4, advising on key aspects of the communal management of the residential areas and ensuring that good management is incorporated into scheme design. This consultancy was led by Paul Atkins, Director of Livingcity Asset Management. The management strategy informed Lendlease’s tender process, articulating the competitive bidding process for prospective Managing Agents to pitch for the initial communal management of the completed development.

Our Property Management colleagues were delighted to be the successful tender bidders and to be appointed as appointed as Property Managers to this later phase of the scheme.

Livingcity’s Go-Live team picked up the reins to expedite the onboarding of management for the Property Management Team. Headed by experienced Property Manager, Nicola Claffey, and her colleague, Estelle Huntley. The Go-Live team are continuing to work closely with Lendlease and their development team, to realise a seamless transition of the phased release of both blocks into full management. 

The team has benefitted from the experience gained, by their property management colleagues in managing of Saville and Whitworth, (Potato Wharf 1 & 2), in addition to profiting from the support of their Consultancy colleagues when initiating the Potato Wharf 3 & 4 management strategy. This joined-up approach continues to assist the comprehensive, and inclusive onboarding of the scheme, which commenced in Spring 2022. During the onboarding of any scheme, the Go-Live Team liaise and interact with LcAM’s Property Management team, headed by Property Manager Victoria Harrison, Assistant Property Manager Naomi Blake, and Building Manager, Ali Soysuren. Due to the hands-on approach and effective communication between departments, everyone involved has ensured that the first wave of residents have enjoyed the seamless transition into their new homes and we look forward to full occupation of this exciting new community in the Castlefield neighbourhood.
