Livingcity’s Success in Building Safety Act Solutions

Livingcity Asset Management’s innovative Professional Consultancy  has created a focussed service for Landlords, Developers and Resident Management Companies to assist in easing their enhanced obligations as Accountable Persons (‘AP’) and/or Principal Accountable Persons (‘PAP’) in respect of higher-risk buildings, under The Building Safety Act 2022 (BSA22).

In the aftermath of the Grenfell Tower incident in 2017, the property industry has undergone significant transformation in adapting to the new legislative standards. The BSA22 has introduced rigorous obligations relating to building safety case production, in addition to the policies, procedures, checks and balances which must be implemented in perpetuity and operated by PAPs and APs.

Considering these enhanced obligations, and stricter consequences of non-compliance, Livingcity have embraced the industry changes and are fully committed to partnering their clients to provide compliance solutions to satisfy the various provisions under Part 4 of the Act. Specifically, Livingcity are now providing a specialist service to deliver higher-risk buildings safety management systems, a focus of the building safety regulator in assessing safety case report under Section 85 of the Act. In addition to providing project management services throughout the life cycle of safety case production, Livingcity are also on hand to provide a specialist health and safety audit service which tracks, reviews and updates essential “Golden Thread” information. This can be demonstrated further, by consolidating a safety case report and provide PAPs with the reassurance that competent safety management is being achieved. Embedded in this service, Livingcity are experienced in guiding and supporting the implementation of the numerous safety management procedures, such as change management, mandatory occurrence reporting and most importantly, a complaint resident engagement strategy.

Their expertise and diligence have led to impressive results, with a rapidly expanding consultancy focusing on providing ongoing compliance services to a portfolio consisting of the 57 higher risk buildings. Livingcity’s systems and resources are driven by qualified professionals, ranging from Chartered Surveyors to Members of The Institute of Fire Prevention Officers, and are designed to support clients in establishing, implementing and maintaining compliance requirements. The specialist consultancy has successfully serviced Livingcity Asset Management’s clients’ portfolios of qualifying higher-risk buildings, producing Building Safety Case reports, and employing an industry-leading data management system, creating the resource to deliver the “Golden Thread” information tracking to ensure compliance with the BSA22 obligations.
